Warsaw, Poland 16 August 2011 - In Poland's residential rental market, the best return on investment is achieved by buying, finishing and furnishing a new apartment outside of Warsaw's city center.

Of the four categories of apartments analyzed by Home Broker, the lowest return was provided by brick construction of buildings built before the year 2000. Maintenance and administration costs on these apartments is comparatively high. And the price of the apartments is also high because these are generally townhouses in the center of Warsaw.
The return on investment for this type property is about 4.7%.
At the next level, apartments build have to 2000 at a rate of return of about 5.2%.
The second phoniest return came from the partners built in prefabricated buildings. The return on investment is about 5.4%. These are the smallest as well as cheapest apartments on the market.
The best way to make money in this market is to buy a bare wall new construction apartment and complete it. There is one caveat. In many cases buying one of these apartments requires one to make full payment up and wait for months before being able to occupy. In order to achieve a decent return, which is generally 5.6%, one must be able to make a purchase and immediately occupy.
Additionally, it is predicted that in the future apartments in new buildings have a higher probability of increasing in value.
